Harmony at Frog Meadow New England's Best All Male Gay Resort in Southern VermontFair Housing Policy

We are an all male establishment, as allowed by Vermont State Statute Title 9, Commerce and Trade, Chapter 139, Discrimination in Public Accommodations, section (d). Our customers are primarily gay, bi and trans men, but all men are welcome.

Unregistered Visitors

For the safety and security of our guests and staff, unregistered visitors are not permitted on property at any time without prior notification and consent of the owners. Any unregistered guests must be known previously by the registered guest inviting them for a minimum of one year. Absolutely no persons met on a dating site such as Grindr or Scruff for the purpose of “hooking up” will be allowed. Failure to comply with this policy or to misrepresent the relationship with the invited unregistered guest will result in the immediate expulsion of all parties involved and the outstanding balance for all nights booked will be charged to the card on file.

Please note that we do not offer facility tours.

We gladly accept PayPal, MasterCard, Visa, American Express, Discover, check or cash.

Shoes Off Indoors

Please note we are a “shoes off” household. We strive to keep the house as clean as possible by keeping the wonderful Vermont soil where it belongs, outdoors. Please bring slippers or other indoor footwear with you to Frog Meadow and leave your “outdoor” shoes by the door. Of course, bare feet are totally OK!

Minimum Stay

There is a two-night minimum stay on weekends. There is a three-night minimum stay on 4th of July Weekend, Labor Day, Columbus Day, Christmas and New Years weekends as well as Martin Luther King and President’s weekends.

Early Arrivals/Late Departures

Check in is 3:00pm Check out is 11:00 am. We will do our best to accommodate requests for early arrivals and late departures however the request must be made at the time of booking. Absolutely no early arrivals or late departures will be allowed for one night bookings.

Pets

We regret that we cannot welcome your pet here at Frog Meadow. While we love those four legged furry creatures (the two legged variety are most welcome!) We have made this decision for the comfort of all our guests.

Lodging Reservation & Cancellation Policy 

A 50% deposit is due on booking. Cancellations made 30 or more days prior to arrival are refundable less a 10% cancellation fee of all nights booked with a minimum of $55. Cancellations made less than 30 days FOR ANY REASON are non-refundable unless we are able to re-book the nights reserved. In addition, cancellations made at any time for reservations made from July 1 through Labor Day weekend are non-refundable unless we are able to re-book the nights reserved. Upon cancellation the remaining balance due on your reservation will be charged to the card on file. If we are able to re-book all or any cancelled nights we will issue a non-expiring house credit in the full amount paid to be used at a future date for the portion of the booking that was re-booked or a refund minus the applicable cancellation fee.

Rooms are held by deposit only. We will be happy to hold a room for 24 hours after your first email inquiry until you are able to reach us by phone with your credit card information. After 24 hours the room may be booked to another party unless we hear from you. Humans and emails are not infallible. Spam filters and other issues can interfere with the delivery of emails. If you do not get a response to your email within 24 hours please call 802-365-7242 to make your reservation. Rooms are not booked until you receive a response from us.

Please note that we do not give refunds for bad weather, i.e. rainy weekends or snow storms. In the case of a winter storm making travel dangerous or impossible on the day of your arrival we will be happy to issue a credit good for another stay or Frog Meadow merchandise.

Massage Cancellation Policy

There is a minimum 24 hour cancellation policy for massages. Those making cancellations less than 24 hours prior to the booked session will be charged the full amount of the booked time.

Check-in and Check-out

Check in time is 3:00 PM. Depending on occupancy we will do our best to accommodate early arrivals. You are always welcome to drop off your bags until your room is ready.

Check ins later than 9:00PM are possible by prior arrangement only. Please let us know when making your reservation if you will be arriving later than 9:00PM.

Check out time is 11:00 AM. If no one is arriving in your room the day you are checking out it may be possible extend check out time depending on staffing.

Alcoholic Beverages

Frog Meadow does not have a liquor license so we are BYOB. Please feel free to bring an adult beverage of your choice to enjoy during your stay.

Day Passes

We do not offer day passes. If you would like to schedule a massage, access to the gym and/or hot tub is available for an additional $30 per-person fee. Please click here for further information.

Handicap Accessibility

Unfortunately, we are not at all wheelchair accessible. There are multiple steps to enter the Main House and other buildings and none of our rooms are on the first floor. The entrance to the B&B is also by stairs. Our B&B is not wheelchair accessible. Bathroom facilities for our guests use do not contain handicap faucets. None of our bathrooms have a curbless shower. We built Frog Meadow as our home in 1995 and never considered that we might one day be a B&B, otherwise we certainly would have done things differently. If we do not meet your accessibility needs, there is a gay-owned motel 12 minutes away (The Lodge at West River www.lodgevt.com) in Newfane and we will help you in any way possible to find lodging that will meet your needs.

Special Dietary Requirements/Food Allergies

Please let us know at time of your booking if you have any special dietary requirements or food allergies (e.g. vegetarian, gluten-free, etc.) and we will do our best to accommodate you. We do our best to respond to guests’ food allergies, food sensitivities and vegetarians, but generally cannot 100% accommodate paleo/keto, etc. requests. During summer season, there is a hospitality cabana with fridge, so please feel free to pack snacks.

Kitchen Privileges

We do not offer Kitchen Privileges owing to licensing and insurance compliance. During summer season, there is a hospitality cabana with microwave, fridge/freezer, ice and barware exclusively for guest use.

Camping

We do not offer camping or campsites although there is a wonderful men-only campground nearby in Hinsdale, NH called MountainSide owned by two wonderful guys named David & Michael. You can find out more about camping at MountainSide here.

Peaceful, Fun, Social and Picturesque

I have stayed at Frog Meadow a few times now during different seasons Each time has been wonderful.

Owners Scott and Dave have created a unique and perfect environment and have paid attention to every smallest detail. The accommodations are spotlessly clean, very comfortable and tastefully decorated with whimsy.

Frog Meadow is set in a beautiful part of southeast Vermont and is secluded from all the craziness of today’s life while still offering a perfect blend of modern amenities and natural comforts. The grounds are meticulously kept and it is so relaxing to soak in the wood-burning hot tub with humming birds hovering from flower to flower while appreciating the awesome landscape that surrounds.

Every time I have visited I have been part of a diverse group of men and enjoyed many great conversations at the breakfast table while enjoying the homemade gourmet food served daily. The evenings are also enjoyable with friendly conversation around the hot tub or by the fire pit.

Frog Meadow is a permanent destination on my travel list and I already look forward to my next visit!
