On March 30, Gov. Phil Scott temporarily suspended lodging operations and reservations in Vermont. The order applies to hotels, motels, bed and breakfasts, inns, short-term rentals (for example, Vrbo, HomeAway, Airbnb, and similar services), and all public and private camping facilities and RV parks.  Exceptions were made for those supporting Vermont’s response to the COVID-19 emergency as follows:

  1. Housing vulnerable populations (for example, emergency shelter for homeless individuals) as arranged through the state
  2. Providing accommodations for health care workers or other workers deemed necessary to support public health, public safety or critical infrastructure
  3. Use of lodging properties as quarantine facilities as arranged by the state
  4. Limited verifiable extenuating circumstances for the care and safety of Vermonters

What we are doing at Frog Meadow:

  • We are closed until further notice. We will be open as soon as conditions permit, hopefully by late spring/early summer
  • We are unable, by law, to take any additional reservations for any date at this time.
  • We have removed cloth hand towels in all bathrooms and replaced them with disposable paper hand towels.
  • We have placed sanitizing wipes in all bathrooms to be used as needed on surfaces.
  • We will perform extra cleaning and disinfecting on high touch surfaces such as doorknobs, light switches, and kitchen work surfaces in addition to other areas.
  • We are advising employees to stay home if they are not feeling well.
  • We are monitoring the recommendations of the Vermont Department of Health daily and will follow their guidelines.

How you can help Us:

Reservations and Deposit/Cancellation Policy:

If you must cancel for a Bed and Breakfast lodging stay or a workshop/retreat, we request that you transfer any amount paid to a non-expiring full credit for future lodging stay or workshop/retreat program. This will help us deal with our current severe economic challenge. If you absolutely need a refund, our cancellation policy remains unchanged. 

Fair Housing Policy

We are an all male establishment, as allowed by Vermont State Statute Title 9, Commerce and Trade, Chapter 139, Discrimination in Public Accommodations, section (d). Our customers are primarily gay and bi men, but all men are welcome.


For the safety and security of our guests, unregistered visitors are not permitted on property at any time without prior notification and consent of the owners.

Updated Deposit and Cancellation Policy April 3, 2020 Please Read!

There is a 50% deposit required at the time a reservation is made. One night reservations will be charged the full amount at the time of booking.  In the event of cancellation either by the guest or by Frog Meadow the deposit will be converted to a non-expiring house credit to be used for a future date. There will be no refunds of payments made. Frog Meadow will not cancel reservations unless official State of Vermont directives or other compelling circumstances beyond our control dictate that we do so. 

Please Note: Deposits made for stays between July 1 and September 5, Memorial Day, Columbus Day, MLK and President’s Weekends as well as December 26 through January 2 are non-refundable unless we are able to re-book the room. The balance due for all nights booked will be charged to the card on file upon cancellation. Refunds will be issued for re-booked nights only minus the $55 cancellation fee.

Deposits taken for single room reservations of four nights or more and group reservations for three rooms or more of any duration are non-refundable unless we are able to re-book the room(s). Rooms are held by deposit only. We will be happy to hold a room for 24 hours after your first email inquiry until you are able to reach us by phone with your credit card information. After 24 hours the room may be booked to another party unless we hear from you. Humans and emails are not infallible. Spam filters and other issues can interfere with the delivery of emails. If you do not get a response to your email within 24 hours please call 877-365-7242 to make your reservation. Rooms are not booked until you receive a response from us.

Please note that we do not give refunds for bad weather, i.e. rainy weekends or snow storms. In the case of a winter storm making travel dangerous or impossible on the day of your arrival we will be happy to issue a credit good for another stay or Frog Meadow merchandise.

Minimum Stay

There is ordinarily a two-night minimum stay. This minimum stay requirement may be lifted on a rolling basis as a particular time frame draws near. There is a three-night minimum stay on 4th of July Weekend, Labor Day, Columbus Day, Christmas and New Years weekends as well as Martin Luther King and President’s weekends.

Any “orphaned nights” are available as a one-night booking. An orphaned night is (for example) when a Tuesday/Wednesday is booked and a Friday/Saturday is booked, the resulting Thursday is an an orphaned night.

In addition, we will occasionally consider one-night bookings by request. Please call or email us.

Early Arrivals/Late Departures

Check in is 3:00pm Check out is 11:00 am. We will do our best to accommodate requests for early arrivals and late departures however the request must be made at the time of booking. Absolutely no early arrivals or late departures will be allowed for one night bookings.


We regret that we cannot welcome your pet here at Frog Meadow. While we love those four legged furry creatures (the two legged variety are most welcome!) We have made this decision for the comfort of all our guests.

Massage Cancellation Policy

There is a minimum 24 hour cancellation policy for massages. Those making cancellations less than 24 hours prior to the booked session will be charged the full amount of the booked time.

Check-in and Check-out

Check in time is 3:00 PM. Depending on occupancy we will do our best to accommodate early arrivals. You are always welcome to drop off your bags until your room is ready.

Check ins later than 9:00PM are possible by prior arrangement only. Please let us know when making your reservation if you will be arriving later than 9:00PM

Check out time is 11:00 AM. If no one is arriving in your room the day you are checking out it may be possible extend check out time depending on staffing.

Alcoholic Beverages

Frog Meadow does not have a liquor license so we are BYOB. Please feel free to bring an adult beverage of your choice to enjoy during your stay.

Day Passes

We do not offer day passes. If you would like to schedule a massage, access to the gym and/or hot tub is available for an additional $20 per-person fee. Please click here for further information.

Handicap Accessibility

Unfortunately we are not at all wheelchair accessible. There are multiple steps to enter the Main House and other buildings and none of our rooms are on the first floor. We built Frog Meadow as our home in 1995 and never considered that we might one day be a B&B, otherwise we certainly would have done things differently.

Special Dietary Requirements/Food Allergies

Please let us know at time of your booking if you have any special dietary requirements or food allergies (e.g. vegetarian, gluten-free, etc.) and we will do our best to accommodate you. We do our best to respond to guests’ food allergies, food sensitivities and vegetarians, but generally cannot 100% accommodate paleo/keto, etc. requests. During summer season, there is a hospitality cabana with fridge, so please feel free to pack snacks.

Kitchen Privileges

We do not offer Kitchen Privileges owing to licensing and insurance compliance. During summer season, there is a hospitality cabana with fridge/freezer, ice and barware exclusively for guest use. The Deluxe Barn Suite has a full kitchenette year-round, as well as a gas BBQ for use during summer season.


We do not offer camping or campsites although there is a wonderful men-only campground nearby in Hinsdale, NH called MountainSide owned by two wonderful guys named David & Michael. You can find out more about camping at MountainSide here.
